The letting was orchestrated by property management companies Knight Franks and P3 Consultants.

Meanwhile, TM Urban Developments' recently completed George Stephenson Court in Tees Valley also recently welcomed its first tenant - Map Group.

He commented: "The main growth we saw was in May, June, through the summer and through until September. This month, things are a little bit quieter, but the momentum can only carry on for so long."

Meanwhile, Australian banking firm Macquarie recently announced plans to move to two new office interiors in the capital.

He commented: "Obviously any good news is welcome, but I wouldn't say that we are suddenly going to see the industry rebounding quickly from the traumas it has faced over the last year or two years."

According to the latest commercial property report by Jones Lang LaSalle, rental growth remained negative at minus 1.2 per cent and the company predicted rents will fall by 9.7 per cent in 2009 and 3.9 per cent in 2010.

However, the report noted all-property total returns posted positive figures of 4.5 per cent in the third quarter of 2009 - the first positive result since the second quarter of 2007 and the highest return since the second quarter of 2006.

Despite talk of a recovery within the modern office design sector, Kelvin Davidson, property economist at Capital Economics, said lenders are unwilling to expose themselves to any further risk given their present loan book situations in regards to commercial property.

He commented: "Banks still have a particularly high exposure to commercial property. The share of their loan books accounted for by property is currently at about 12 per cent, which is higher than it is has ever been within the last 40 years."

According to a recent Savills report, 23 financial institutions were willing to lend in excess of £20 million for commercial property deals in the second half of 2009, compared to 12 institutions prepared to lend more than £25 million in the first half of the year.

Mat Oakley, director of research at Savills, said that the lack of forecast new modern office interior space due in 2011 and 2012 will probably lead to a very fast reduction in office vacancy rates and dramatic rental growth.

He noted that the window of opportunity to get new schemes in place to complete during this period is rapidly shrinking, probably now just within the next nine to 12 months.

However, Mr Oakley commented: "There is going to be quite a lot of vacant stock that is not the type of space that tenants want to be in and vacancies on that will probably continue to rise and rents will continue to fall."

According to a recent report by Cushman & Wakefield, office interior rents in New Bond Street were up by 6.9 per cent compared to June 2008, while rents in Oxford Street increased by 2.9 per cent during the same period.

George Hankinson, managing director of London Central Portfolio, said that inherent supply constraints in the capital make investment in office interior space in the city a viable option at present, as prices are likely to continue to rise.

The company reported that its revenues rose by 9.8 per cent to £557.4m for the period ending 30 June 2009.
