Your personal guide
Especially for you - Your Personal Guide

After 30 years of running these kinds of projects ourselves, we've gleaned some great nuggets of valuable information that will help. What critical questions should you be asking your contractors? What should you look for when you're developing your design? Is it really cost-effective to opt for a relocation - or could a refurbishment free up space you never knew you had?

5 Easy steps to your perfect office

Peter Crowder, Head of Design at Morgan Lovell, explains how to make your office transformation stress-free, and ultimately more in tune with your business's needs, culture and vision.

  1. Know who's in charge of your project
There's nothing more frustrating than dealing with lots of different people. You quickly lose track of who's responsible for what. That's why we make sure you have one dedicated project manager who'll give you their undivided attention - make sure you know who they are.
  2. Be clear about your needs, early on
It's all too easy to get carried away with great ideas, without considering what your business really needs. At Morgan Lovell, we always start with a space appraisal to analyse your business's exact requirements - including the way you work now, your culture, your goals, and the way you could be working in the future.
  3. Get people from different levels involved
An office transformation is a big step forward for your business. So it's important all levels of your business feel involved. We talk to people throughout your business and find that staff surveys are a great way to get everyone engaged and enthusiastic about the changes.
  4. Find a company who'll take responsibility
When you deal with multiple contractors, there are many things that can go wrong. That's why we give you one point of contact who'll shoulder full responsibility for your project. If there's a snag, that's our problem, never yours.
  5. Visualise your idea of a successful project
For you, what is the ultimate measure of a successful project? Be clear about what you want from the start, and don't settle for anything less. At Morgan Lovell we do our best to meet your expectations. And go a little bit further.

THE BRIEF

The Borough needed to consolidate its various offices into a single, unified building to reduce its footprint. It wanted to move from an ad-hoc approach to planning, to intelligent design. From cramped, cluttered quarters to modern open-plan offices, fit for flexible working.

THE MORGAN LOVELL APPROACH

From our initial appraisals, it was clear that flexible working and storage were two of the most critical issues. We created hot-desking areas, to provide the freedom that was needed. And we built in lots of personal storage, to keep lines of sight and communication open and uncluttered.

On such a large scale project, with public funding involved, controlling costs and minimising risk were two major concerns. The solution? To complete the work in phases, giving the Borough more control. Weekly update reports ensured they got the best possible value for money, and our purchasing power meant they were able to opt for higher-spec items at a cost they could afford.

AN OFFICE TRANSFORMED

The changes we've made have been far more than cosmetic. Absenteeism across the council is decreasing, and staff retention rates continue to rise. In an attractive and inspiring environment, the Borough is making a major cultural shift across the organisation.
