Insurance firm Aviva has purchased 110,000 sq ft of office space at Broadcasting Place in Leeds.
The company has bought the building for £37.7 million from Liverpool-based property group Downing and the modern office design site is pre-let on a 22-year lease to Leeds Metropolitan University.
It will provide an annual yield of 5.85 per cent.
Paul Houghton, development director at Downing, said: "The successful conclusion of these deals means we are in a strong position to take advantage of the significant opportunities presented by changing market conditions."
Downing continues to own Broadcasting Tower, which provides student accommodation for the university.
Elsewhere in the city, the Yorkshire Evening Post recently reported the Stroke Association has signed a new ten-year lease for office space at Killingbeck Court.
As a result, the Yorkshire regional headquarters of the charity will move into 3,560 sq ft of office space at the premises in the coming weeks.
