CB Richard Ellis (CBRE) has secured the first letting at Bolton's 120 Bark Street.
The agent has brokered a deal for the lease of 11,871 sq ft of modern office design space at the premises to Gordon Moon Properties on behalf of serviced office operator Regus - which owns the building.
In total, the premises offer 59,000 sq ft of office space, with the majority still available to let.
John Ogden, CBRE's head of office agency in the north of England, said: "120 Bark Street is setting a new benchmark within the town in terms of quality office accommodation and we're confident that it will attract further tenants over the coming months."
He added regional town centres have seen poor office uptake over the last two years, but he hopes this trend is about to turn around.
Regus operates more than 1,000 business centres across 450 cities in 75 countries around the world, with its premises providing serviced office space and amenities to more than 200,000 clients every day.
