London office interior sold

West End of London Property Unit Trust (Welput) has sold the property rights to 25 Bedford Street in Covent Garden, London.
The building offers 76,000 sq ft of grade A office interior space and has been purchased by Blackrock Property Fund. The deal was managed by Grafton Advisors.
Overall, the sale of the property has helped raise £145 million for Welput.
Chairman of Grafton Advisors Nigel Kempner said: "25 Bedford Street is a good-quality asset in a very desirable part of Covent Garden, which we have held since the inception of the trust."
Mr Kempner added that the focus is now on adding additional value to the property - perhaps through office refurbishment or sustainable office design.
The structure was built in the 1990s and offers features to tenants including VAV air conditioning, category 5e computer cabling and meta-tiled ceilings.
Leases at the site are presently being considered until March 2011 at £45 per sq ft.
