Ask Development-owned One First Street in Manchester has been awarded a BREEAM rating of "Excellent".
The sustainable design of the office interior was praised by BRE when rating the property, which benefits from modern office design features such as a green roof and walls and a water-cooled VRF air conditioning system.
Julian Stott, development executive at Ask Developments, told Crain's Manchester Business: "Most buildings rarely undergo the post construction audit owing to the risk that a completed building will no longer meet the stringent BREEAM criteria."
One First Street was completed last year and presently offers 178,500 sq ft of prime office space.
Elsewhere in the city, the 120-year-old grade II-listed Spring Gardens is to undergo an office refurbishment to create 17,000 sq ft of grade A office interior space.
Manchester-based property consultants P3, who plan to rename the building Waterhouse - after its designer Alfred Waterhouse, are carrying out the makeover.
