BREEAM offices assessment

If you're considering making your office sustainable, then you're also probably thinking about ways of measuring just how 'green' the space will be. The BRE's Environmental Assessment Method (BREEAM) is one way of measuring the sustainability score of your workplace.

With licensed 'BREEAM Offices' assessors on staff, Morgan Lovell can evaluate your new office, both during and after your office design and fit out. And Morgan Lovell is the only company who can offer this complete solution, being the first office design and build provider to become a licensed 'BREEAM Offices' assessment organisation.

What's more, by involving one of our trained assessors at the concept design stage (or as early as possible), we can ensure the long-term performance of your office is cost-effective and energy efficient. We can also offer advice on what needs to be included in your office design to achieve the BREEAM rating you desire.

What is a 'BREEAM Offices' assessment?

'BREEAM Offices' is the UK's leading method of reviewing and improving the environmental performance of office buildings. The completely independent system has been designed as a reliable and impartial means of validating a workplace's green credentials. And as an internationally recognised standard, having a high BREEAM rating can add real value to your business.

Why bother?

Although currently a voluntary scheme, achieving a BREEAM rating is increasingly becoming a requirement for public sector organisations, and future Government directives could well make it a must for all commercial buildings. By adopting BREEAM now and planning an assessment into your office design and fit out, you could pre-empt potential legislation, saving you time and money in the long run.

But in addition to heading off inevitable regulations, there are business benefits too. Things like

  • An improved internal environment
  • Reduced utility bills
  • Increased productivity
  • Staff retention and attraction

can all lead to increased profitability for your business. And with eco credentials and an improved corporate image to shout about, there are marketing and PR benefits too.

How does it work?

When we're designing your sustainable office, we'll assign one of our in-house BREEAM assessors to the project, who'll act independently to assess not only the building but a range of elements that encompass the office environment too.

The assessment focuses on the following key areas:

  • The impact your office has on the health and well being of your people;
  • The measures in place to reduce water usage and increase efficiency;
  • The use of locally sourced materials , and responsible waste management;
  • The management policies in place, and how environmentally sound they are;
  • The location of the office and how this affects transportation to and from work, and the resulting impact this has on CO2 emissions;
  • The use of energy efficient measures and associated reduction in CO2 emissions; in addition to Land Use, Site Ecological Value, and Pollution.

At the end of the assessment, your office is given one of five ratings based on its environmental performance: PASS, GOOD, VERY GOOD, EXCELLENT and OUTSTANDING. And you'll be awarded a BREEAM Certificate, so you have proof of your environmental credentials.
