Luxury residential developer Taylor Wimpey Central London has moved into its new central London headquarters, following a 12 week high-end refurbishment carried out by Morgan Lovell.

Located in the Crown Estates’ award-winning AirW1 building at 20 Air Street, just behind the iconic Piccadilly Circus, Taylor Wimpey Central London can now boast a workspace that reflects its residential developments and showcases its fine eye for quality. In the heart of Soho, this move plays a crucial part in promoting Taylor Wimpey Central London’s position as a leading luxury London developer.

The concept of ‘high-end residential’, therefore, played a major part in the initial design. In addition to the installation of 80 workstations, three meeting rooms and a boardroom, there are now a number of social spaces and employee breakout zones, which echo dining rooms, living areas and a traditional study. A reception area also doubles as an entertainment space to host the developer’s spectacular scale building models. Its flexibility means that this space can also host launch events, with clever ambient lighting.

Across the office, every small detail has been carefully considered, from the carpet to the bespoke joinery, as well as the pendant lighting and customised AV solutions. Morgan Lovell consulted closely with Taylor Wimpey Central London’s own suppliers to specify Siemens appliances and a high-tech Sonos sound system to reflect the quality found in the business’s flagship developments across the capital.

Senior designer Anna Dejlova of Morgan Lovell described how this idea of ‘high-end residential’ also influenced the furniture and soft finishes, as well as the flow of the space, saying: “With open-plan living being a key trend for many of Taylor Wimpey Central London’s developments, we applied this design to the layout across the floorplate."

"The office is divided by a split in the middle, made up of glass meeting rooms and offices which open at both sides, creating continuity. Then, on one side, there are the general office workstations, while the other hosts the reception and client area. We also changed the access to the office itself completely, moving the reception so that it is accessed via a sky-bridge across the central atrium of the building."

"Creating a space that has a sense of luxury reminiscent of Taylor Wimpey Central London’s developments, which is still a highly efficient workplace, was a unique opportunity"

Anna adds “Part of the rationale behind this was to make sure that the reception area benefits from the best views possible, overlooking a classic street scene that epitomises the character of Soho. We also wanted to ensure that the office was visible from the atrium – wowing Taylor Wimpey Central London’s visitors and clients before they even step through the door.”

Anna also wanted to make the most of the prominent address and its neoclassical facade and give the same sense of arrival that visitors experience when they enter on the ground floor of the building. The same marble features and high-specification soft finishes can now be found when entering the new Taylor Wimpey Central London office.

Thanks to floor-to-ceiling windows, the new Taylor Wimpey Central London headquarters already has stunning views of the surrounding Piccadilly Circus and Soho areas, reinforcing the central London theme. This also played a part in the design, with a bespoke London skyline graphic used on the glass walls and partitions in the office.

“We have really enjoyed working with Taylor Wimpey Central London on the delivery of its new office,” continues Anna, “and we relished the opportunity to work with a client that operates within our industry who understands the process so well – right from the planning and design stages, to the actual construction on site. Creating a space that has a sense of luxury reminiscent of Taylor Wimpey Central London’s developments, which is still a highly efficient workplace, was a unique opportunity. After months of working closely with the client, the result is a beautiful office that not only supports its business goals and staff but represents the company’s brand values too.”

"This office move and fit out has meant so much to us as a business and now we have a space that truly reflects our brand."

Darren McCormack, Sales and marketing director, Taylor Wimpey Central London

Darren McCormack, Sales and marketing director, Taylor Wimpey Central London said "We are very pleased with the work that Morgan Lovell has completed at our new office. From our first meeting, we felt confident in the team’s ability to deliver this project to the high standards and level of attention to detail we strive for in our own developments."

As part of Morgan Lovell’s focus on delivering excellent experiences, the team also agreed with Taylor Wimpey Central London on a ‘client cornerstone’ or a key target of the project. Taylor Wimpey Central London requested that the project complete a day early, with a party to celebrate. Morgan Lovell went above and beyond to ensure this target was met, celebrating alongside the Taylor Wimpey Central London team last month.
