Showcasing the creative potential

We were tasked by residential and mixed-use developers, London Square to design and build a Cat A fit out for their new 80,000 sq ft development, Cally Yard.

Project description

Situated in North London’s Caledonian Road, Cally Yard spans three buildings and forms the commercial component of the company's residential development in the same location. The developer’s vision for the commercial space was to create a convergence of minds and makers; providing a dynamic hub that contributed towards the regeneration of Caledonian Road.

Capturing the spirit

We created a high-quality and flexible Cat A space that caters for the creative minds Cally Yard is seeking to attract.

A unique standout design feature of this Cat A space is the exposed services. Set against the concrete ceiling, the services are finished in a timeless two-tone mix of Jet black and copper; with most ducting and pipework finished in black, while cabling and ventilation provide the classic and bright pop of copper. Hanging oversized circular lights feature in the double-height ground floor space, adding to the modern warehouse feel.

This high-quality finish is carried over through to the communal spaces provided through the Cat A fit out; with gold-finished door handles, timber floorboards and stylish WC fixtures and fittings.

Being spread across three buildings required the space to be adapted to different structural elements; some spaces feature juliet balconies, while others have double-height ceilings and a mezzanine.

Visualising the potential

We used the same design language throughout the different buildings; giving each new tenant the same blank canvas as the base for their new workplace.

We went beyond the traditional Cat A to help Cally Yard’s prospective tenants visualise their new space. We provided test builds and designs for how tenants could easily bring in furniture and with minimal adjustments, creating an engaging workplace for their staff.
