Delivering flexibility for tenant and landlord

The second floor of CLS Holdings’ Artesian building has been transformed into a fully fitted, move in ready workspace, designed to support the growth of a fast expanding technology business while offering long term flexibility for the landlord.

Having previously fit out the fifth floor of the Artesian for a new tenant, landlord CLS asked us back to do the same on the second floor. The incoming occupier, an expanding tech company, had outgrown their previous office and had a fixed deadline for when they needed to move. We fast tracked the fit out so the space was ready for immediate use.

Balancing landlord and tenant needs

Working closely with CLS and the incoming tenant, we developed a design that worked for both, providing the tenant everything they needed in a way that CLS could easily adapt for future tenants.

Across the workspace, varied settings allow people to work independently or collaboratively, including meeting rooms, focus areas and pods. A central breakout space is set up to host team gatherings, informal meetings and events. Acoustic panels and ceiling treatments were introduced to manage noise when staff are on calls and create a more comfortable environment.

The tenant wanted to bring their pink brand colours into the space without it becoming overwhelming. Subtle pops of pink run throughout the floor’s furniture and décor. These bold moments are balanced by warm neutral finishes.

Much of the branded furniture and finishes are removable, allowing the space to be adapted easily for future tenants with minimal waste.

Delivered in a fast track nine week programme, the completed fit out provides a practical, dynamic workplace that both meets the needs of a growing business and gives CLS a flexible asset that works for future tenants.
