Repositioning a workplace for success

Accrue Capital needed to rebrand and reposition one of their buildings within their Maidenhead campus to stand out in a competitive rental market. Situated outside of central Maidenhead, the challenge was to create a workspace that could rival town centre offerings by providing high end facilities and a luxurious aesthetic. The goal was to craft an environment that would appeal to prospective tenants, making the space both functional and aspirational.

Key features

  • Boutique hotel inspired design
  • Flowing reception and business lounge
  • Outdoor terrace with kitchen
  • Gym, showers and facilities for cyclists
  • Sustainability focus, including BREEAM Excellent target

The building required a reception, business lounge, boardroom and town hall space, alongside a gym, shower facilities and a high quality outdoor area. Above all, Accrue Capital wanted a design that reflected a boutique hotel experience - luxurious, welcoming and seamless in its flow. We embraced this aesthetic to create a truly inviting and premium workspace.

Welcoming with a 'wow'

First impressions matter, so the journey into the building was key. Instead of a traditional enclosed reception, we designed an open, flowing space that leads directly into the business lounge. A striking, light filled area with high end finishes provides an instant ‘wow’ moment for visitors. The business lounge extends this experience with a coffee bar and a variety of seating options - including dining booths, cubbies, sofas and tables - designed to encourage both casual meetings and focused work.

A key feature at the back of the business lounge is a meeting room and town hall space, giving tenants access to high quality facilities without using their own office floors. The town hall area features a bespoke joinery installation, making it an ideal space for large team meetings and training sessions.

An underused outdoor space was transformed into a sun soaked terrace, extending the business lounge outdoors. Bifold doors create a seamless connection between indoor and outdoor areas, while a pergola and canopy provide year round usability. A fully equipped outdoor kitchen makes this a standout feature, available for tenants to book for functions, summer barbecues and social events.

Complete commuter convenience

Located at the far end of the building, the gym and shower facilities offer an end of trip journey for those cycling or commuting. Designed with convenience in mind, this area has a dedicated entrance, allowing access for tenants from both buildings on the Core Maidenhead campus. Secure bike storage and electric vehicle chargers further support sustainable commuting.

Sustainability and social value success

Sustainability was embedded throughout the project, with the entire building targeting a BREEAM Excellent rating.

We also focused on social value, creating a relaxation and meditation space on site for the project team. Beyond the building, we donated surplus carpet tiles to Uxbridge Football Club and contributed to the Link Foundation, enabling them to provide beds for families in need. Our supply chain partners also crafted bat and bird boxes, which were gifted to a local primary school.

Standing out in a competitive market

The transformation has given Accrue Capital a truly unique offering in Maidenhead. The rebranded building now delivers a high end, experience led workspace designed to attract premium tenants. With its seamless design, premium facilities and focus on wellbeing and sustainability, the building shows that the right design can make all the difference in a competitive market.
