Alchemy Asset Management set out to transform space within Campus Reading into three high quality Cat A+ suites. Responding to clear market demand, the aim was to deliver best in class, ready to occupy workspace on flexible terms that could be let quickly.
Alchemy wanted to raise the bar for Cat A+ space in the Thames Valley. Working closely with the team, we developed layouts that made the most of the existing floorplate while creating three distinct, fully formed suites alongside a central communal area. The focus was on quality, clarity and ease of occupation so tenants could move in and start work from day one. The layouts were approved quickly, allowing the scheme to progress at pace and go to market early.
Each suite offers a balance of meeting rooms, open plan desk areas featuring several reused desks from a previous tenant, tea points and breakout space within a functional, contemporary design. The shared communal area acts as a clear arrival point and social hub for the wing. Although the space had no natural light, opening up sightlines and using lighter finishes helped create a bright, welcoming feel. The existing curved wall shaped the layout, with a run of booths following that line to guide movement through the space. The wing’s orange brand colour features through furniture and artwork, paired with warm carpet tones and exposed ceilings.
While works were ongoing, IT solutions provider XMA committed to Suite A. At the same time, barbecue manufacturer Weber were looking for space at Campus. We worked closely with Weber’s team to shape Suite C around their brand and day to day needs. This included bespoke glazing, wall graphics, BBQ lid pendant lights, artwork, LED signage and a bold red and black colour palette. The result is a suite that feels very clearly Weber’s, while still sitting comfortably within the wider scheme.
Two of the three suites were let before completion, underlining the strength of demand for this type of Cat A+ product. The finished spaces give Alchemy a flexible, high quality offer that furthers their ambition to lead the Cat A+ market in the Thames Valley.
