Project description

Campus Reading International is a large business hub in the heart of Reading’s competitive corporate real estate market. At just 50% capacity, Campus wanted to attract diverse and ambitious companies to fill its remaining available space. Morgan Lovell won the opportunity to design and deliver 180,000 sq ft of sustainable future-proofed office environment that promotes wellbeing and nurture an ethos of collaboration.

By detailing a sustainable collaborative vision into every element of the project, the site secured WELL Platinum, WiredScore Platinum, ActiveScore Gold, BREEAM Excellent and EPC B certifications.

Meaningful interventions

Previously, there was no clearly defined entrance to the building. We designed and built a central entrance lobby with a double-glazed curved archway to welcome people into the building and directly to the reception desk. To create an attractive reception space that welcomes visitors with the sense of community central to the Campus culture, we removed part of the concrete slab and windows from the upper floor to create a bright double-height atrium.

In the informal visitors lounge, a feature shelving unit, created with sustainably sourced materials in the colour palette associated with the Campus brand creates a backdrop with a collection of living plants, books and locally sourced objects. A building of this size needs a clear wayfinding strategy. Inspired by the Campus branding, we selected six eye-catching colours to link each block together with a visual pathway.

Primed for productivity

In response to the growing market for renovated Cat A+ office space, some of the larger floorspaces have been converted into smaller workspaces. These suites feature modern furniture, glass-fronted meeting rooms, comfortable breakout spaces and high-end IT infrastructure, ready for businesses to move in and begin working immediately with little needed to make the space their own.

Across the Campus building, new ventilation and mechanical systems have been installed. Underfloor displacement air conditioning systems – considered healthier and more energy efficient than traditional systems – allow easy access for maintenance and give tenants flexibility to tailor the space to their needs.

Campus reading International’s vision is the workplace of the future. With circular economy thinking and personal wellness kept at the heart of the project throughout its 12-month delivery schedule, we built strong collaborative relationships across all teams involved to deliver this sizeable project on time and within budget.

Our expert team of consultants worked closely with Campus to come up with intelligent design solutions like working with a reuse marketplace for businesses to reduce waste during the construction phase and ensure the embodied carbon emissions associated with the building will be reduced over its lifecycle.

With its focus firmly on the future, the amenity rich Campus breaks new ground for intelligent, environmentally conscious buildings in a highly competitive area and is the ideal place for a community of richly diverse businesses to find their right fit and flourish.
