Honouring heritage for GPE’s Bramah House transformation

GPE had a clear vision for Bramah House and with our longstanding relationship, they trusted that we’d bring their vision to life. Drawing on its origins as tea factory, the office space embraces exposed brick and plays on an industrial feel.

At the heart of GPE is their commitment to unlocking potential and creating sustainable spaces for London to thrive. The property development and investment company wanted a creative design that infused Bramah House’s rich history as a tea factory into the fabric of the space. Next door is GPE’s Woolyard building, so it was important that Bramah House complemented its neighbouring office whilst still retaining its own character.

Celebrating heritage

To honour the building's 19th century roots as a tea factory, we incorporated tea-themed decor throughout the space, from the teapot pendant lighting and artwork to the meeting room designs - each inspired by a different flavour of tea, including matcha, chai and hibiscus. The design bridges past and present, allowing customers to become a part of the building's legacy, instilling pride in where they work. We also delivered a games room and bike storage in the basement of the building.

Building a connected community

We collaborated closely with GPE throughout the fit out, conducting site walkthroughs and design workshops to fully understand their needs. Building a community was important to GPE and with their Woolyard building being just a stone's throw away, we took this unique opportunity to add parallels into the design as a nod to their bond. We used concrete texture paint, exposed brick finishes and the building's original windows to mirror Woolyard’s edgy, industrial feel, connecting customers with each other and creating a vibrant environment.

Sustainable solutions

Sustainability was a shared priority throughout the fit out process. From refurbishing and reusing existing flooring, meeting rooms and timber panelling, to incorporating wall art made from recycled pine needles, we made sure that every detail was carefully considered to align with GPE’s values, helping the space achieve SKA Gold. This dedication to making sure that every aspect of Bramah House supported their environmental goals, raises industry standards and highlights who GPE are as a business.

Bramah House exceeded GPE's expectations, crafting a unique experience for customers and expertly blending historical charm and contemporary design. The feedback from their launch party has been overwhelmingly positive and they are looking forward to having customers move in.
