As a leading property owner, investor and asset manager, Stanhope recognised the growing demand for science and research facilities in the UK. They tasked us with the transformation of their modern White City Place building into four futureproofed science and research suites, aiming to attract a variety of tenants. The brief required a design and build solution that would adapt their high level concept into a functional reality, incorporating the existing infrastructure while providing a supportive office environment. The primary challenges were to ensure flexibility, future adaptability and an attractive proposition for prospective tenants.

Distinct flexibility

To meet Stanhope’s brief, we undertook the fit out of four distinct suites, comprising of office spaces, meeting rooms, kitchens and connected CL2 lab facilities. Our design concept centred on flexibility and adaptability, something we knew would be crucial for attracting a wide range of potential tenants with varying requirements.

The interior lab spaces feature a combination of fixed benching and modular systems, allowing movement and reconfiguration while maintaining connections to all services. This design ensures true adaptability, enabling tenants to further customise the lab spaces as needed.

Open efficiency

We recognised the importance of efficiency but made sure not to compromise on quality. Keeping Stanhope in the loop with open communication was essential for the client, enabling them to market the spaces to relevant tenants promptly. To support this, we produced an extensive set of drawings and details from a design perspective. These documents provided foundational information for prospective tenants and showcased future adaptations, ensuring the suites were both buildable and marketable.
