Since 2020, Morgan Lovell have been working with Legal & General Investment Management to provide Cat A and Cat A+ space at Lotus Park, completing our most recent project on the premises in May 2023. This project redefines the quality a landlord can provide.

Lotus Park is a hidden gem in central Staines-Upon-Thames. This Grade A office park is in a leafy, sought-after setting, right on the River Thames. Over 47,000 sq ft of commercial space has been built across three office buildings, surrounded by communal gardens and outdoor landscaping. With the increase in demand for flexible leases and plug-and-play workspaces, developer and landlord Legal & General felt it was time to make a change.

Morgan Lovell understood and worked closely with the client to deliver 'pre-fitted' Cat A+ that is easily adaptable to the needs of the tenant.

Sustainability is always a key driver with every project done at Lotus Park - for example, our second project at Lotus Park achieved 'BREEAM Very Good'. Morgan Lovell achieved this by utilising smart meters and stringently following sustainable building guides - Lotus Park's EPC rating is now a B.

Project timeline

Across the timeline of the projects delivered at Lotus Park, Morgan Lovell has worked on the interior and exterior of the building to complete the regeneration of the business park. In 2020, Morgan Lovell completed two floors of Cat A fit out to offer 14,500 sq ft of premium office space. The garden and reception area were also given a facelift to create a welcoming environment for tenants and visitors alike.

The following year, the Morgan Lovell team successfully completed a glazed extension to the existing reception space. This addition not only enhanced the aesthetic appeal but also maximised the use of natural light, boosting energy efficiency and made the space feel more airy.

The most recent project, completed in 2023, focused on the Cat A+ fit out of the ground, first and second floors. Morgan Lovell ensured that the design of the Cat A+ offices was flexible in order to allow tenants to seamlessly put their stamp on their space. Legal & General worked closely with Morgan Lovell following the completion of the Cat A+ fit out to assist and deliver any specific company branding elements.

In addition to the interior upgrades, an extension was thoughtfully added to the existing floating lift balcony on the first floor. This practical move not only increased usable space but also elevated the overall experience for tenants.
